A proposed memory care facility has cleared an important milestone in Cherry Hill. Earlier this month, the project received unanimous zoning approval for a use variance.
The development is planned for a 1.3-acre vacant parcel along Evesham Road. The site is located next to Cherry Hill Liquors and west of Cuffys Lane.
Developer South Jersey Senior Assisted Living is pursuing the project through its affiliated entity, Rady Enterprises LLC. However, additional approvals remain necessary before construction can begin.
Although the property is zoned Neighborhood Business, memory care facilities are not specifically permitted under the current zoning regulations. Therefore, a use variance was required to advance the proposal.
The approval allows the project to move to the next stage of review. Next, the developer must obtain preliminary and final major site plan approvals from the Zoning Board of Adjustment.
During the public hearing process, community feedback was limited. In fact, only one nearby resident spoke during the May hearing.
The property has remained vacant for decades. Historical aerial imagery indicates the site has been undeveloped since at least the 1980s.
As demand for senior housing and specialized healthcare services continues to grow, memory care facilities have become an increasingly important component of the healthcare real estate sector. Consequently, communities throughout the region are evaluating opportunities to expand care options for aging populations.
If approved through the remaining review process, the project would introduce a new memory care facility to the Cherry Hill market while bringing productive use to a long-vacant property.
