The lawyer for owners of an office complex at Chapel Avenue and Haddonfield Road in Cherry Hill says a Starbucks and day care center proposed on the site’s parking lot are needed to help prop up a slump in tenants.

Twenty percent of the space at the Commerce Center @ Cherry Hill is not leased and while the remaining 80% of the office space is leased, not all is occupied, said Damien Del Duca of Del Duca Lewis & Berr of Haddonfield.

The owner of the nearly 13-acre property was before the Cherry Hill Zoning Board of Adjustment on Thursday night requesting a use variance for the property. While a day care center is a permitted use in the office zone, the drive-through Starbucks and attached retail space are not permitted.

Board members, who acknowledged they understood the economic challenges, overwhelmingly said at the end of the meeting that they oppose granting a use variance for the Starbucks and other retail space. One of the seven members said he agreed with the plan.

Before members voted, Del Duca asked the board to table the request to give the owner a chance to either come up with a plan that the board may approve or decide to withdraw the application. The board agreed.

Expansion of Cherry Hill Condo Complex

Concerns about isolating affordable housing units in the expansion plans for the Centura Condominiums in Cherry Hill dominated the Planning Board meeting on Monday night.

The Browning Lane complex would grow by 88%, to 292 total units from the existing 155, according to plans by owners Devel LLC of Voorhees and EIL Investments LP of West Berlin. A total of 32 affordable-housing units would be included in the 137 new units and sold, not rented.

Board members spent much of the meeting questioning the developer about the location of the affordable units. Township law states that, ideally, affordable units should be dispersed in a development to avoid separating affordable units from market-rate units.

Centura Condominiums Developer in Cherry Hill to Add 137 Units

Owners of the Centura Condominiums development on Browning Lane in Cherry Hill are scheduled to appear before the Planning Board next Monday for approval to build 137 condominiums and remove 647 trees in the process.

Devel LLC of Voorhees and EIL Investments LP of West Berlin, which received previous Planning Board approvals for the expansion between 2010 and 2019, have amended their plans and need approval.

The total number of condominiums on the site would grow to 292 when the new units are added to the existing 155 in four phases. The new condos would include 32 affordable units, according to plans filed with the Township.

Barclay Pavilion Office Building in Cherry Hill Likely to Close

Barclay Office Building soon to turn to dust

The Barclay Pavilion office building, which has anchored a corner of the Barclay Farm Shopping Center in Cherry Hill for 52 years, soon may disappear in a cloud of dust.

A Township zoning permit has been issued to the owner of the Route 70 shopping center to demolish the 45,374-square-foot vacant building, according to Township Community Development Director Cosmas Diamantis. A demolition permit now needs to be issued.

The building was constructed by Scarborough Construction Co., which moved its headquarters into it in December 1970. Scarborough built the shopping center and the Barclay Farm subdivision, and at the time was building the Wexford Leas development on the east side of Cherry Hill.

NY School expected to move its students to former M’kor Shalom in Cherry Hill

A Lakewood-based Jewish educational organization wants to move its school in New York state to the former M’kor Shalom synagogue property in Cherry Hill this fall.

Yeshiva Shaar Hatalmud would buy the M’kor Shalom property and close its Hillburn, New York, school by October.

The anticipated 100 students, the college and dormitory would move into the former synagogue at 850 Evesham Road, near the Marlton and Voorhees borders, according to an application with the Planning Board. Hillburn is located in western Rockland County, which is just north of New York City.

Day Care Center Approved by Cherry Hill Planning Board

About 2.5 acres next to the post office on Marlkress Road in Cherry Hill, now occupied by vacant buildings and woods, will become a Children of America day care center and commercial property.

The Planning Board voted 5-1 in favor of the project on Monday night after the developer presented its plans and emphasized that any trees removed would be replaced on the property, which borders the backyards of townhomes on Versailles Boulevard.

Representatives of developer J&T Brothers LLC of Deer Road in Mount Laurel also said poor drainage on the site would be improved by their project and that stormwater no longer would run onto the Versailles Boulevard properties. The development company is owned by Maria Vaida, according to the application.

A Day Care is Planning to move in on 2.5 acres next to the Cherry Hill Post Office on Marlkress Road

A Mount Laurel company wants to clear about 2.5 acres on Marlkress Road about a half-mile south of Route 70 in Cherry Hill to build a day care center and office/retail building.

The buildings would go on three lots combined next to the post office and homes on Versailles Boulevard, according to plans submitted to the Township Planning Board. A hearing is scheduled before the board at its Monday evening meeting.

Vacant structures on the site at 1197 and 1201 Marlkress Road would be demolished, according to the plans submitted by J&T Brothers LLC of Deer Road in Mount Laurel. Maria Vaida is the owner listed on the application.

Lahn closes on sale of Woodcrest Country Club in Cherry Hill, brands it with new name

Randy Lahn, owner of Lahn Hospitality & Amusement Group and Cherry Hill-based Lahn Real Estate, has closed on buying the Woodcrest Country Club and renamed it the Legacy at Woodcrest. 

Lahn and his wife, Patricia Lahn, put the a 178-acre property that has operated since 1929 in Cherry Hill, under agreement in August and had targeted closing on the transaction at the end of this year. Terms of the sale weren’t disclosed.  The Lahns bought the property at 300 Evesham Road from an entity affiliated with First Montgomery Group and has plans to spend between $5 million and $10 million on various capital improvements to the property.

In addition to Lahn and his wife Patricia, son and daughter, the ownership group includes Brian Williams, CEO of Funplex Amusement Centers. Woodcrest’s current director of operations, Patrick Lucas, will continue as part owner and superintendent at the course.

PSE&G proposes building a substation on Congregation M’kor Shalom property in Cherry Hill.

Public Service Electric and Gas Co. has proposed handling increased power demand by building an electrical substation on a heavily wooded lot on Evesham Road in Cherry Hill now owned by Congregation M’kor Shalom. The site borders Evesham and Voorhees.

The substation — to be built to the east of the synagogue near homes on Stoney Brook and Meadow Lanes in Evesham — is scheduled to go before the Cherry Hill Zoning Board of Adjustment at its meeting next Thursday. The substation also would be directly across Evesham Road from residences on Peregrine and Fulmar Drives in Voorhees.

An approximately 11-acre heavily wooded lot would be subdivided from the existing 21.1-acre lot and sold to PSE&G. The substation would occupy about three acres of the subdivided lot, according to the application.

A total of 591 trees on the subdivided parcel would be removed, according to the plans.

Although utility facilities are a permitted use in the zone, PSE&G needs zoning variances including structure height and fence height as well as preliminary and final site plan and minor subdivision approvals for the Echelon Substation, according to a letter to the zoning board from Timothy Holmes, PSE&G’s project manager. The unmanned substation would include switchgear, a control house, two transformers and breakers.

“PSE&G’s Marlton Substation currently serves over 22,000 customers, with over 80% of those in Cherry Hill and Evesham Townships, and is significantly overloaded,” according to the utility’s application. “The completion of the Echelon substation will relieve the system overload, improve local electric reliability, and prevent possible supply interruptions.”

The area around the Route 73 and Evesham Road intersection has seen significant commercial and residential development. The Cornerstone at Marlton apartment complex opened earlier this year on Executive Drive in Evesham, near the intersection. The Arbor Terrace at Marlton senior assisted-living complex now is under construction next to Executive Drive and the Evesham Planning Board last week approved a 124-unit, 55-and-older apartment complex on Executive Drive.

PSE&G identified the need for the new substation in 2019 and considered several properties in the area, according to documents filed with the application. The M’kor Shalom site was selected because it has no threatened or endangered species and the substation can be built outside of the flood hazard area, according to the analysis.

Funplex operator agrees to buy Woodcrest Country Club in Cherry Hill

CHERRY HILL – An amusement-center operator has agreed to buy Woodcrest Country Club.

A group led by Randy and Patricia Lahn, who own the Funplex chain, will pay an undisclosed amount for the 178-acre club on Evesham Road in Cherry Hill, the couple said Tuesday.

Woodcrest has been owned since 2018 by First Montgomery Group, a Marlton-based development firm that acquired the landmark for $10.1 million in a 2013 bankruptcy auction.

The club, founded in 1929, has a golf course, a restaurant, and a private meeting space.

Randy Lahn, a Woodcrest member and the son of a former club president, vowed to take Woodcrest “to the next level, creating a world-class family experience.”

“Woodcrest played a significant role in our family for generations, and I am thrilled to make it a formal piece of our legacy,” he said in a statement.

Woodcrest, which is to remain a private club, could add a fitness center, spa, and an indoor/outdoor pool.

Other options include pickleball courts, an arcade room, and a “kids club,” his statement said. Lahn said a “multi-year investment” would begin early next year with upgrades to three of the 18 holes on the club’s golf course.

Lahn, who began his career in amusements with a miniature golf course and driving range, oversees Funplex locations in Mount Laurel; East Hanover, Morris County; and Myrtle Beach, South Carolina.

The Funplex sites offer indoor and outdoor attractions, including amusement rides, water parks, and dining. Lahn also operates a realty firm with his name.

The ownership group includes Brian Williams, CEO of the Funplex Amusement Centers, and Patrick Lucas, Woodcrest’s director of operations.

First Montgomery Group sparked controversy after acquiring Woodcrest with a proposal to put 844 apartments, including 160 affordable units, on part of the lush property.

The firm later agreed to sell the site’s development rights to Cherry Hill for more than $4 million. First Montgomery also was named the residential redeveloper for multiple sites in the township. The sites, now being developed with hundreds of apartments, include a former motel property between Route 70 and North Park Drive and the Victory Refrigeration property on Woodcrest Road.
