Cherry Hill completes purchase to preserve 23-acre Holly Ravine Farm


Cherry Hill’s Holly Ravine Farm is now safeguarded against future development, following the township’s finalization of the purchase of the 23-acre property, as announced by officials on Monday.

The approval for the property’s acquisition was granted in September, and the transaction was completed on Monday for a total of $3.86 million. Cherry Hill intends to pursue state and county grants to support the funding of this acquisition. Previously, the land had been targeted for a senior housing development, a proposal met with resistance from Cherry Hill residents. However, the local zoning board rejected this plan last year. The township’s objective is to preserve the farm as open space for the community.

A project by a Lakewood developer aiming to construct a four-story self-storage facility on vacant land along westbound Route 70 in Cherry Hill is set to be presented to the Township zoning board during its meeting on February 1.

Cherry Hill 70 Partners LLC has submitted an application for a use variance in the business zone to facilitate the construction of a 118,200-square-foot building at the intersection of Route 70 and South Union Avenue. It’s worth noting that a storage facility is currently not a permitted use in this zone.

A resolution approving the $3,859,000 purchase of the former Holly Ravine farm for open space was approved Tuesday night by the Cherry Hill Township Council.

“This is a huge victory for the town,” Council President David Fleisher told Council members at the caucus before the meeting.

“This is a significant milestone in the history of Cherry Hill Township and is the formal step toward ensuring that the Holly Ravine Farm is preserved and protected forever,” he said later at the meeting.

A North Jersey developer will go before the Cherry Hill Planning Board on Monday for approval to demolish three buildings off Church Road near Route 38 and build a daycare center.

The L-shaped, 1.46-acre property that includes the former Toy Train Emporium and a former home would have parking lot on Coles Avenue for the 12,000-square-foot Lightbridge Academy daycare center planned by Piyush Patel and Kalpesh Patel of East Brunswick, Middlesex County, according to documents filed with the application.

Cherry Hill Dodge Goes to Zoning Board for Expansion

A dispute between Cherry Hill Dodge and Cherry Hill Township, the subject of a federal lawsuit filed by the owner of the car dealership, will be considered by the zoning board on Thursday as the judge separately pushes for a settlement.

The controversy, which has pitted the Township and neighbors of the Route 70 car dealer against owner Charles W. Foulke Jr., grows from a Planning Board decision in 2020 to allow Foulke to expand his employee parking to three residential lots and tear down two houses. 

Foulke won 5-2 board approval as long as the dealer met a list of conditions that included meeting with neighbors, stopping the use of car horns to find vehicles in the lot and forbidding vendors from parking on Fulton Street to make deliveries. The Locustwood neighbors also complained of test drives on residential streets by customers and the dealership’s service department employees.

14 Acre Vacant Land in Cherry Hill Now Car Dealership

Once the Latin Casino, then Subaru HQ: Now a car dealership wants to locate on Cherry Hill property

The 14-acre stretch of now-vacant land on Route 70 in Cherry Hill, bounded in the south by Park Boulevard, has a storied history.

From 1960 to 1978, the land held the Latin Casino, a 1,500-seat dinner club that hosted superstars from Frank Sinatra to the Jackson 5. Rhythm and blues singer Jackie Wilson in 1975 was performing on stage when he had a massive heart attack that left him in and out of comas until his death in 1984.

The Latin Casino building was demolished in the early 1980s and, in 1986, Subaru of America moved into a new $18 million headquarters building on the site. The company outgrew it and moved to a new $118-million headquarters in Camden in 2018. The old building was torn down in 2019.
